For rented accomodation the Landlord must ensure that the fixed electrical installation and any electrical appliances supplied with the let, such as cookers, kettles, toasters, washing machines and immersion heaters are safe to use as under the Electrical Equipment (Safety) Regulations 1994, and the Plugs and Sockets etc. (Safety) Regulations 1994, both of which come under the Consumer Protection Act 1987, there is an obligation to ensure that all electrical equipment is safe. 

As in any residential property, the fixed electrical installation should be subjected to a Periodic Inspection & Test , Routine Inspection & Test or Visual Inspection as necessary. 

Any electrical appliances provided should also be inspected and tested (PAT tested).
